For all of the various roles served by HRCG, there is a correlating contract for client execution. Regardless of the role or contract type, HRCG’s ability to deliver on a fast-track basis always holds true. For our core business in serving the role as GC, HRCG performs work under any of the following contractual methods:
Lump-Sum Bid – The most common contractual method in the construction industry is one in which we are very familiar. For the standard design-bid-build scenarios our project estimating teams can work both internally and with experienced and trusted subcontractors and vendors to assemble competent and complete hard-bids to meet any bid deadline.
Cost-Negotiated – In today’s fast-paced market place, cost-negotiated work has become increasingly common for HRCG which is a direct result of a trusting and satisfied client base. In these situations we are brought in by the client early in the development process and therefore are able to make valuable contributions in the initial planning phases to ensure that the ultimate product exceeds the client’s requirements for a price within their budget. The actual contract type for cost-negotiated work varies though HRCG has worked successfully with all of the following styles:
- Cost-Plus Conversion – HRCG’s most common cost-negotiated scenario with long-standing clients is a bit of a hybrid and involves working with the client through pre-construction to clearly define a scope and overall project cost (including allowances) at which point HRCG’s fee – typically either fixed or a percentage of total construction costs – is established and a lump-sum contract is executed.

- Cost-Plus – In the true definition of the term, HRCG will perform work using a cost-plus contract where once again our fee is either fixed or a percentage of total construction costs. In such a scenario HRCG accounting and reporting records are presented to the client in a clear and concise format that allows stream-lined processing of pay applications.

- Guaranteed Maximum Price – Our intimate knowledge of certain product types, specifically hospitality and retail, enable HRCG to take on the additional risk present to the GC in a GMP type contract. As is typical HRCG will agree to GMP contracts at a client’s request when cost-savings plans are included. This contract type is typical when HRCG serves the CM ‘At Risk’ role.

- Time & Material – Due in large part to our ability to self-perform critical tasks, HRCG performs a great deal of work for clients on a T&M basis. Our T&M tickets – reviewed and signed daily by an authorized agent for the client – are prepared in a detailed yet succinct format that leaves no doubt as to the extent of work completed.

- Unit Rate – Similar to a T&M method for services, when a scope of work is not entirely defined, HRCG can provide competitive unit rate pricing to track construction which ultimately is quantified and confirmed by the client.
