Nearly all projects that HRCG is involved in are fast-track and subsequently there is always some level of major design and construction overlap.  In these situations where the client desires to speed up the project delivery process, HRCG works intimately with the design team often times allowing our experience both in constructability and practicality to steer the design process.  In this sense HRCG is acting as design-builder but does not have contractual oversight of the design team.  In the proper sense of the definition, HRCG additionally is capable of serving as a true “design-builder” by teaming contractually with architects, MEP engineers, structural engineers, interior designers, etc. and making the client’s conceptual desires a reality.  From the client’s standpoint there is only one contract and one level of accountability to divert there attention from their respective core businesses.  While working closely with the client and their ultimate operator, HRCG can perform all of the necessary due-diligence and facility programming to handle turn-key all estimating and budgeting, design/contract document preparation, scheduling, OSE/FF&E procurement, and of course, construction.
