In our most common role, that as a self-performing GC, HRCG is capable of servicing the client in multiple capacities from start to finish in the following construction and development phases:

Pre-Construction 
 
Regardless of the contractual scenario, HRCG always seeks the opportunity to contribute to the project team during the pre-construction period and the earlier the better.  Many would agree that the ultimate success of a project stems from the productive planning and coordination that occurs during pre-construction.  We believe that this period is where our experience shines the brightest as we are able to provide the following services and/or work product to the client.

  • Constructability studies
  • Master scheduling & phasing plan creation
  • Estimating, budgeting, & cost-modeling
  • Regulatory, zoning, & code compliance investigation
  • Cost-control measures & value-engineering
  • Bid packaging & subcontractor pre-qualification
  • Means & methods solutions
  • Permit / regulatory approval expediting & ascertainment
  • All of the above contributions are made possible by the vast amount of shared experience between HRCG and our valued and trusted subcontractors.    In addition to the above and once under contract, HRCG is simultaneously focused behind the scenes on procuring materials and equipment and releasing critical trades to ensure that the job gets off on the right track with no delays. 

    In a cost-negotiated contractual scenario and as part of our estimating and budgeting services one of the most critical documents that HRCG produces during pre-construction is a detailed control estimate.  As the scope is refined we work with the client to set up the control estimate that expands upon an original line item budget.  The control estimate assigns appropriate allowances for design elements that are still in the concept phases.  Regardless of the contractual scenario, the next critical document that we produce is the project schedule.  As the scope further develops we take the client’s preliminary project schedule – or simple timeline with critical dates – and expand upon it to show the various key milestone dates that must be met or exceeded. 

    Construction

    Once the team has entered the construction phase HRCG continues to provide cost-effective and value-engineered design solutions when and if unforeseen conditions are encountered.  Further, the control estimate in a cost-negotiated contractual scenario is continuously modified as costs are verified and locked in once designs are finalized.  Past and current clients have relied heavily on our thorough financial documentation and status reports to supplement their own internal or external reporting requirements. 

    Beyond the financial resources that we provide, throughout all of the project phases HRCG is in constant contact with the design team.  Whether we are keeping them apprised of new issues and developments or requesting documentation and/or responses to RFIs, submittals, etc., everything relates back to ensuring deadlines are met and the project schedule is adhered to.  Additionally, as a follow-up to securing necessary permits and approvals, HRCG often takes the lead in managing the 3rd party materials testing and permit inspection processes. 

    In the field HRCG’s Superintendents and Foremen oversee daily operations and safety management at the project site.  They work in tangent with the project management team and continually report on daily progress for all work, whether self-performed by HRCG or by our subcontractors.  Since a large majority of HRCG’s project volume occurs in occupied spaces, close coordination with the client’s on-site operations team to ensure that disruptions to their daily operations are at an absolute minimum is a task shared equally between our project management team and field supervisors.  

    One important aspect that we feel sets HRCG apart from other general contractors is our in-house staff of field forces.  Typically, we perform all of the following trades directly:

  • Demolition
  • Concrete
  • Light gauge metal framing
  • Drywall
  • Acoustical ceilings
  • Doors, frames, & hardware
  • Millwork installation
  • Without a doubt this capability allows HRCG to have an additional level of quality control over projects not often found with other GC’s.  These skilled journeyman & apprentice carpenters, cement masons, plasterers, and laborers, supervised by our own superintendents and foremen, enable HRCG to better control quality, cost, and schedule.    
     
    Project Close-Out & Warranty

    With final inspections issued and occupancy certificates in-hand, the project may have reached substantial completion but HRCG’s involvement in the property is far from over.  We make certain that our client’s efficient use and enjoyment of the finished building or space is maximized.  To achieve this we spend ample time with our client’s operations and building engineering staffs during the close-out submittal and equipment commissioning periods to make sure they are fully schooled in the proper use and maintenance of their new finishes and systems.  When warranty issues arise we expect rapid and thorough responses both of ourselves and our subcontractors or vendors.  Anything less than complete customer satisfaction in resolving warranty issues is unacceptable. 

    Service & Maintenance

    Once again the flexibility created by HRCG’s ability to self-perform key trades combined with close relationships with numerous trusted and responsive subcontractors allows HRCG to react quickly to miscellaneous service and maintenance requests or other small projects.  HRCG can assemble an appropriately-sized team to respond to any of the following client needs:

  • General building system repairs & upgrades
  • Labor packages to supplement facility staffs (i.e. FF&E liquidation and/or installation)
  • Non-warranty item modifications following project close-out
  • Scope creation and mock-ups in anticipation of larger projects
  • All of the above can be handled quickly at the client’s convenience using one of several contractual methods such as lump-sum, unit rate, or time & material.
